New 8-30g Proposal: 18 Units in 2-Family and Single Family Homes Across from Bruce Park

Not all developments proposed under 8-3og, Connecticut's affordable housing statute, are for dozens or hundreds of units in multi-story buildings. Greenwich Planning & zoning has received a new pre-application for 18-units submitted as a "set aside" development on several properties on Davis Ave and Home Place, across the street from I95 and Bruce Park. The properties in the project are in the R6 zone, which is limited to single or two family homes and allows for a max FAR of .55. The 18 units would be a mix of single and two family homes with a proposed FAR of .35. Today there are 7 structures for a total of 12 units of housing. Image may be NSFW.

The properties to be developed are on a combined lot of 1.87 acres owned by 18 Home Place LLC, which is registered to Hon Cheung at 64 Lewis Street according to the Secretary of the State website, and 8 Home Place LLC, which is registered to Lilian Eng, 64 Lewis Street. Four of the 18 units (22%) are proposed to be affordable, with assistance from the town's Affordable Housing Trust Fund. In total, the development of 18 units would break down to: 6 three-bedroom units 10 two-bedroom units 2 one-bedroom units The four affordable units would be two 2-bedroom units and two 1-bedroom units. June 26, 2024 Photo: Leslie Yager[/caption] 8 Home Place LLC This includes the property at 8 Home Place, which is a multi-family lot containing addresses of 382 Davis Ave and 8 Home Place. The existing structures are intended to be renovated: • Structure 11: single family, 3-bedroom unit (renovation) • Structure 12: two-family with two 2-bedroom units (renovation) Parking Parking currently is designed for 16 cars. Proposed is parking for 35 vehicles. Existing curb cuts and driveways would be retained, and the applicant proposes to incorporate "thoughtful pathways" for convenient access to Bruce Park. The pre-application narrative is signed by Lilian, Jeff and Parker of TPF Home Builders LLC, which is registered to Hon Cheung, 64 Lewis Street, according to the Secretary of State website.
